Local Area: Market Activity and Trends: (1st Quarter - 2009)

The following charts will show 1st Quarter, 2009 market activity and trends for the three local counties of Cook, Dupage and Lake. As mentioned in the Overview, this data comes from a variety of sources; however, some reporting agencies only report the data quarterly and is not always presented on a timely basis. When I extract data from the MLS (which is what I use in my appraisal reports for my Market Analysis, charts and graphs) because it is the most current and up to date sales and listing data available.
To the right on this page, I have made available links to several data sources including the County Assessor’s website for Cook, Lake and Dupage Counties.
Below are a couple of charts that show us at a very macro level market activity and trends from the 1st Quarter, 2009. As you will see below, the number of SFR sales in Cook County has remained about the same for 1st Q- 2009 over 1st Q-2008, however, both the median and average sales price is down by about one third over the same time period from the year before. Now, in both DuPage and Lake Counties there was an approx. 22% decline in the number of sales, year-over-year for the 1st Q, but the declines in sales price was not as great as in Cook which reflected a 17% decrease in DuPage County and roughly a 25% decline in Lake County.
Condo sales during the 1st Q-2009 saw a dramatic decline in sales and roughly a 15% decrease in sales prices.

The following charts will show 2nd Quarter-2008 market activity and trends for the three local counties of Cook, Dupage and Lake. We will also take a look at 2nd Quarter market activity for the four Communities of Arlington Heights, Des Plaines, Mount Prospect and Prospect Heights. As mentioned in the Overview, this data comes from a variety of sources; however, some reporting agencies only report the data quarterly and is not always presented on a timely basis. When I extract data from the MLS it is current and up to date.
Below are a couple of charts that show us at a very macro level market activity and trends from the 2nd quarter-2008.

As indicated above, in all areas (except Cook County-Condo Sales) the number of sales have declined and so has the median and average sales price.
The exception for Cook County-Condo Sales, while there is a decrease in the number of sales, both the median and average sales prices are increasing.
